Orbital sand and oil a garden room exterior

Description
I have a garden room at the back of my house that needs its exterior sanded down with an orbital sander, as algae and mould have grown on it. There are some water-damaged areas and black spots that need to be sanded out and treated. The exterior then needs 2 coats of uv protection oil following this. The person will need their own equipment, I will provide the UV oil. Expertise with external wood care and treatment would be required.
